    THE TRE VER condominium is located in district 13 of the Potong Pasir region. It is located along Potong Pasir Avenue 1 and was formerly known as Raintree Gardens. The once HUDC had a total of 175 units and was constructed back in the late 1980s. It went on privatisation in July 2014, thus making Raintree Gardens their first collective en bloc sales attempt when the deal went through in 2016. This will be the third en bloc sales that went through after Shunfu Ville (Jade Scape Condo) and Harbour View Gardens.

    The joint venture between UOL Group and United Industrial Corporation managed to secure the top bid and was closely contested amongst other developer. It is known that the marginal difference among the top 3 bidding groups was down to 1%. Raintree Gardens had a reserve price of S$315 mil. However, the plot was sold for S$334.2mil with each owner pocketing close to S$1.8-1.9mil.

    The former Raintree Gardens had a plot size of about 201,405 sqft, 2.8 plot ratio, and about 70 years left on the lease. After factoring in the differential premium charges and topping up of to a fresh 99 years lease, the estimated cost comes up to about S$797 per sqft per plot ratio or PSF PPR. Thus, the estimated breakeven cost of THE TRE VER may be around S$1250 – 1300 psf.
